Subdivision Regulations- General Information

The Subdivision Regulations for Scottsville-Allen County, Kentucky were adopted on June 15, 1998, with an effective date of October 1, 1998. “These Subdivision Regulations were designed to encourage the development of sound, healthful and economically stable residential, commercial, industrial and public areas; to provide for safe, convenient and efficient traffic circulation; to coordinate land developments in order to ensure that the future physical growth in Scottsville and Allen County, Kentucky will be orderly, efficient and conducive to the minimum outlay of public expenditures in providing services to new growth areas; to provide for the protection of environmentally sensitive and geologic hazard areas; to minimize fire hazards; to proved for light and air in habitable structures; to encourage the efficient use of energy resources; to mitigate flooding hazards; to provide for the proper disposal of sewage; to enhance the unique aesthetics of the community; to encourage the protection and enhancement of trees and woodland areas; and to proved for the overall harmonious development of the community accordance with the Scottsville-Allen County Comprehensive Plan”.   The full text of the Scottsvile-Allen County Subdivision Regulations is available for purchase from the Planning Commission. Subdivision Development - Quick Facts

WHEN TO FILE A PLAT WITH THE PLANNING COMMISSION?

  • When a new building lot,or agricultural tract less than 10.01 acres, is created through the subdividing of an existing lot or agricultural tract.
  • When an existing lot is increased in size by the joining of two or more lots or partial lots. 
  • When a lot is re-described or replated, and it changes the dimensions of the original survey.
  • When a new road is created by a private developer, regardless of the lot sizes.   
  • WHEN DOES A PLAT NOT REQUIRE PLANNING COMMISSION APPROVAL?

  • When a tract is subdivided into agricultural tracts that are greater than 10.01 acres, and no new roads are created.
  • GENERAL INFORMATION REGARDING LOT SIZE

      Minimum Lot Size Without Public Sewer

    • 7/10 Acre or 0.7 Acre with at least 20,000 sq. feet of buildable area less all setbacks and easements.
    • Each lot must have at least forty (40) feet of road frontage on a city, county, state or federally maintained highway. 
    • Required Setback Lines:
      • Half the distance from the right-of-way. (Typically 25 feet)
      • Ten (10) foot side setback lines, from each side.

      Minimum Lot Size With Public Sewer

    • 1/4 Acre or 0.25 Acre with at least 7,700 sq. feet of buildable area less all setbacks and easements.
    • Each lot must have at least forty (40) feet of road frontage on a city, county, state or federally maintained highway. 
    • Required Setback Lines:
      • Half the distance from the right-of-way. (Typically 25 feet)
      • Ten (10) foot side setback lines, from each side.

    MINOR SUBDIVISION DEFINITION

  • Any tract that is divided up to four (4) times plus the remainder.
  • Plat size 8 ˝” x 14” with vicinity map, scaled to fit page, with angle and distance to nearest established street line or monuments, referenced to a corner of any parent tract, and include required certifications.
  • MAJOR SUBDIVISION DEFINITION

  • Subdivision of land more than four (4) times plus the remainder or if it involves a new roadway.  
  • Preliminary and Final plat required, may be combined.  Plat size 18” x 24” with vicinity map, scaled 1”=200’ or less, contours and drainage system design is required, and include required certifications.  Public hearing required.
